What do I need to provide the surveyor?
Legal Description (found on your deed or abstract).
Do you survey outside Stephens County?
Yes, anywhere in the State of Oklahoma.
Why do I need a drawing with my survey?
State law requires all surveyors to produce a certified drawing that include the boundary and corner monuments. Clients may request that improvements be shown at time of survey.
What is the difference in a pin survey (boundary) and a mortgage inspection?
Pin survey establishes or locates all property corners and improvements. A mortgage inspection only shows the improvements within the legal description and does NOT mark or locate property corners.
Do I have to be present while the survey crew is there?
No, our field crews will work off of the legal description, unless the project requires special instructions (i.e. division of property or new boundary location) the client will be required to be present at time of survey. Although, the client may be present at any time during the survey.
Once I get my drawing, then what?
Clients will receive 3 certified copies, the drawings are used for preparation of deeds and/or mortgages.
How do you mark my property corners?
A ½”x18” iron pin with a yellow cap with MJLA and PLS number is driven into the ground at all corners that are set at time of survey and all boundary corners are identified with a pink ribbon tied onto a wood lath. POL (points on line) may also be requested by client at time of survey.
What will be shown on my drawing?
All visible improvements that lie within the legal description. We will show easements and/or right-of-ways if documentation is provided at time of survey.
